How we started up the management of holiday apartment

Holidays2Malaga was born as a result of a business venture in the management of holiday apartments in Málaga. Back in 2011, its founders decided to try with what at the time was a new and innovative option for offering accommodation to the emerging tourism that was increasing daily in Málaga.

Until this moment, the city was quite unheard of on an international scale where tourism was concerned, as it was overshadowed by the traditional beach tourism, which was mainly centred around the coastline from Nerja to Marbella and towards Estepona.

We were aware of the change that tourism in our city was experiencing so we started managing holiday apartments with a charming apartment in Plaza de la Constitución. At the time we combined our careers with the management of this first apartment, which was followed by another and then many more, enabling us to grow and grow as a company.

In the end, we made the decision to focus solely on our most exciting project: Holidays2Malaga.

Variable management

This option is ideal for home owners who wish to obtain a higher average annual profit, taking into account season fluctuations. The income is divided between the home owner and the management company, as per the percentage previously agreed. This means that during the high season the property will generate a higher income, whereas during the low season income will decrease.

With this option home owners do not have to worry about anything as Holidays2Malaga will take care of everything, from the marketing and intermediation with guests, to the cleaning and maintenance of the property.

Client gaining

This option is ideal for property owners who do not want to lose control over their holiday apartments, but are unaware of how the holiday market works. We take care of marketing the property on all of the most renowned international holiday rental portals and TTOO’s, leaving the check-in, cleaning, maintenance and check-out to the owner.

Our training in marketing means that the holiday apartment reaches those people who could potentially be the most interested, creating enough interest in them to make them eager to request more information on the apartment in question. In this manner we are only acting as intermediaries.

Reception

This option is aimed at property owners who know the holiday market and manage their own properties, but are unable to carry out check-ins. Our multilingual staff will be at your service to receive your guests as per your previous instructions and in the professional manner of Holidays2Malaga.

What are the management contracts that we offer like?

We have a wide range of holiday apartment management contracts in Málaga so that you can choose the one which is most suitable for your requirements. We will be very happy to help you choose the best tariffs according to your situation.

Basic holiday rental contract in Málaga

Marketing on channels: 15% of bookings. This percentage only includes the marketing of the property on holiday rental channels: Booking.com, Expedia, TripAdvisor, Homeaway, Spain-Holiday and Airbnb.

Fixed fee: for the service of collecting and leaving the keys at our office in Calle Córdoba in Málaga from Monday to Sunday from 9am until 10pm.

Comprehensive holiday rental management contract in Málaga

Basic package: we charge 20% commission. This percentage includes the marketing on web portals and the check-in. The cost for bed linen, towels, cleaning and maintenance is additional.

Semi-relax package: we charge 30% commission. This percentage includes bed linen, towels, etc., but does not include the maintenance, cleaning, check-in and marketing on portals.

Full package: we charge 35% commission. This percentage includes everything: cleaning, check-in, maintenance, etc.

Please note that our contracts are non-binding. For the full package option, we will take the photographs, a virtual tour and video of the apartment and cover the cost of this. Once the contract has terminated, owners will be provided with digital copies for them to keep. We will also upload the apartment to all the holiday rental platforms and to our own website www.holidays2malaga.com. Each owner will have their own access code to log in to our platform and view the bookings on the calendar.
